How to use theseCreate with Canva

Eight prompts. Copy, paste, done.

A prompt is just what you type, or say, to the AI. These are the ones Brad used in class. Change the words in [brackets] to fit you, and leave the rest alone.

The four steps, every time

  1. Open Canva. On the left side of the home page, click Canva AI.
  2. Tap Copy this prompt here, then paste it into the Canva AI box. Or click the microphone in Canva and say it out loud. Talking is faster than typing, and you will remember more details.
  3. Canva gives you a few versions. Click the one you like to start editing it.
  4. Not happy? Type "Try again" or "I like number one. Make more like that."

Is a button greyed out? With a brokerage account, your Canva admin may need to turn that feature on for you. Just ask them.

The postcard

Paste this into Canva AI

Create an 8.5 by 5.5 inch postcard of [Santorini, Greece] with a placeholder for a QR code. This is for a mailer.

Why it works

One great photo, a couple of words and a QR code. That is all. Think of the old "Got milk?" ads. The card is only the hook. The details go on the web page the code opens.

Then do this

  • Click the version you like. Change the headline to something like "Got equity?" or "Unlock your equity. Travel the world."
  • Check the size before you print. If it is off, use Resize.
  • Make it a series. Same card, new place each month: [the Sydney Opera House], then [the Eiffel Tower].

The page behind the QR code

In Canva AI, choose Code first. Then paste this.

This is what Brad actually said to Canva in class, word for word, with the typos cleaned up. Notice that he talked it. Nobody types this much. Click the microphone and explain it the way you would to an assistant.

Create a landing page for my website that I can send people to using a postcard, and others like it in the campaign, with a QR code I will generate once the page is built.

The postcard and mailer campaign will feature different popular destinations and landmarks, like [the blue and white beach of Santorini, Greece, the Sydney Opera House, the Eiffel Tower, a Disney cruise ship], and so on.

The page needs to speak in full detail about the process of unlocking the equity in their home. This campaign is directed at homeowners with large amounts of equity in homes that are, statistically, too big for them. They are empty nester candidates, but we need to be soft in our approach and careful not to offend anyone with our language.

We want to nudge them toward enjoying their time more, now that they have the means and the opportunity. Whether that is no more kids in the house, or close to no mortgage, or close to retirement with the house as their nest egg, it does not matter. The point is to educate them on what this process is, what they can do now, and the next steps involved, including finding a new home and selling the current one, or even renting it out.

Why it works

Brad told the AI four things: what he is making, who it is for, how it should feel, and what it should teach. That is the whole trick. The more you explain, the less you fix later.

Then do this

  • Click Publish at the top right. Change the Site address to something friendly, like "unlock-your-next-chapter".
  • Copy that link and make your QR code from it. Put the code on the postcard.
  • Make sure your name, phone and email are easy to find on the page.

Do not delete that chat. The page lives inside the Canva AI conversation that made it. Delete the conversation and your page goes offline.

Keep the page open to everyone. You can choose your mailing list by equity and years in the home. But the words people read, on the card and on the page, should be about equity and choices. Never about age, or whether someone has kids at home. That keeps you on the right side of fair housing rules. It is why Brad's prompt tells the AI to be soft and careful.

When the first try is boring

Paste this into the same Canva AI chat

This needs lots of improvement. It looks too boring and nobody will read it. Nothing grabs the viewer's attention. Rebuild it with a natural flow: ask, answer, problem solve.

Why it works

Brad's first page came back sounding like a robot wrote it, and a little gloomy. One round of this fixed it. Expect to do this once or twice. That is normal, not a failure.

Ask, answer, problem solve is his formula for any page. Ask the question they already have. Answer it plainly. Then show how you solve the problem.

Make it your own

  • Say what bothers you, the way you would to a person: "The words are too gloomy. This is about travel and freedom."
  • Read the page out loud once. If a sentence makes you wince, tell the AI which one.

Add a section

Paste one into the same Canva AI chat

Once the page exists, you add to it one piece at a time. Here are the three from class.

A home search for new construction

Make section two a home search feature for new construction in [city or area].

The simple math for the neighborhood

Add a section with simple math for this neighborhood. The average home here is worth about [$400,000]. The average owner has about [$350,000] in equity. A trip for two to [Santorini] costs about [$5,800]. End the section with the question: what are you doing with your equity?

Their choices, in plain words

Add a section that explains their choices in plain words: selling and buying something that fits better, keeping the home as a rental, passing it on to family, or buying a second home. Include a short, simple explanation of how a bridge loan works.

Good to know

  • Use your real numbers. You already know the average price and equity for the streets you mail to. Real math about their own neighborhood is what makes people stop and read.
  • The same pattern works for anything: "Add a section about [topic]."
  • A search button made by Canva is only a starting point. For a search that shows real homes for sale, link the button to the home search on your own website.

A quarter's worth of quotes

Use this one in ChatGPT, Claude or Gemini. Not in Canva.

Give me [52] funny quotes about real estate. Put them in a CSV file I can download. Put the column names in the first row, with nothing above them. Use one column called Quote.

Why it works

A CSV is a simple spreadsheet file. Canva's Bulk Create reads it and drops each line into your design, one post per line. Asking for the column names in the first row is what makes it load the first time.

Make it your own

  • Why 52? One a week for a year. Or ask for 12 and do one quarter at a time.
  • Swap the idea: homeownership tips, neighborhood facts, "did you know" about the buying process.
  • One idea, repeated every week, is what gets you remembered. Read the list before you use it, and delete any you would not say out loud.

The one design you reuse every week

Paste this into Canva AI

I need an Instagram post template for [funny quotes about real estate] that I will use for Bulk Create. Use my brand kit, [brand kit name].

Why it works

You are choosing the one look you will use every single week. The same look, week after week, is how people know it is you before they read a word.

Then do this

  • Pick ONE design and stop looking. Do not make ten.
  • Keep one text box where the quote goes, plus your name or logo. Delete the rest.
  • Nothing you like? Type "Try again", or search the Canva home page for "Instagram post" and pick a template there.

A guide for one neighborhood

Open your buyer or seller guide in Canva first. Then use Canva AI.

Use this template and make it specific to [neighborhood name] in [city].

Why it works

"Free seller guide" gets ignored. "Free seller guide for [Marys Creek]" gets a click, because it is about their own street. It looks like you spent a week on it. It took a few minutes.

Then do this

  • Make a copy of your guide first, so your original stays clean.
  • Make one version for each neighborhood you farm.
  • Offer to text the link instead of giving a download. They have to share a working phone number to get it, and other agents will not bother.
  • Read every fact the AI adds about the neighborhood. If you cannot confirm it, take it out.

Talk it out first

Say this to ChatGPT or Claude on your phone, using the voice button

I have an idea for a marketing piece. Let me talk it through with you. Ask me questions if something is missing. When we are done, write me the best prompt to paste into Canva's AI tool, and remind me what we decided.

Why it works

Good ideas show up in the car, not at your desk. By the time you sit down, half of it is gone. Talking it through saves the idea while it is fresh, and the AI turns your rambling into a clean prompt.

Then do this

  • Later, at your computer, open that same chat. Copy the prompt it wrote.
  • Paste it into Canva AI.
  • Please do not do this while the car is moving.

One rule for all eight: set a timer. No design is ever perfect, and hours disappear into designs that never get posted. Good and published beats perfect and sitting in your drafts.
