This is where Brad always starts, because it speeds up everything after it. Load your logo, colors, fonts and headshot one time. From then on, any design can take on your look in a click.

With a brokerage account? Your company's brand kits are probably already loaded. If you see several, ask which one to use. At eXp, the word in class was: use the top one. Staying inside the kit keeps you inside your brand rules.

Shuffle your colors When the AI picks the wrong blue, fix it in one click.

A design made by AI rarely comes back in your colors. Do not fix it piece by piece. Let Canva swap the whole design into your brand colors, then keep clicking until you like the mix.

  • Choose Apply to all pages to change the whole design, not just one page.
  • Shuffle is part of paid Canva plans. It does not recolor photos.

Always make a copy first The mistake Brad and half the room have made.

When someone shares a design with you and you can edit it, you are editing the real one. Change it and you change it for everyone else who has it. Brad once sent a seller guide to ten people, and the first person rewrote it for the other nine.

The postcard and the page behind it

The "Got equity?" postcard One photo, a few words, a QR code. Nothing else.

Think of the old "Got milk?" ads. The card is only the hook. A beautiful place, a short question, and a QR code that makes them curious. Load it with details and nobody scans it.

Make it a series. Same card, new place every month: Santorini, then the Sydney Opera House, then the Eiffel Tower.

When they scan the code, they land on one web page made just for this mailer. It explains what using your equity really means, what their choices are, and how to reach you. Canva builds it from a description. No coding.

  • Expect a do-over. Brad's first version was dull and a little gloomy. One more prompt fixed it.
  • The formula for the page: ask, answer, problem solve. Ask the question they already have, answer it plainly, then show how you help.

Do not delete that chat. The page lives inside the Canva AI conversation that made it. Delete the conversation and the page goes offline.

Make it easy to reach you Or you just did the marketing for the next agent they call.
  • Your name, phone and email go on the card and on the page. If they cannot find your number in five seconds, someone else gets the call.
  • If your website has a home search, let people look around first. Ask for their information when they ask for something, like a showing or a report. Ask too early and they leave for Zillow, where another agent is waiting.
A guide for one neighborhood, sent by text The friendly way to earn a real phone number.

"Free seller guide" gets ignored. "Free seller guide for Marys Creek" gets a click, because it is about their street. Make one version of your guide for each neighborhood you farm. In Canva that is one template and a few minutes each.

Then offer to text them the link instead of letting them download it. They have to give a working number to get it, and other agents will not bother.

Fix images fast

Magic Layers Turns one flat picture into pieces you can move.

When AI makes you a design, it hands you one flat picture. You cannot click the words or move the logo. Magic Layers breaks that picture apart, so every piece can be moved, resized or retyped. Brad calls it his most used tool in Canva.

  • It works best on designs, like a flyer or a postcard. On a real photo, the pieces may not come apart cleanly.
  • It needs a PNG or JPG picture. Not a PDF.
  • Each use counts toward your monthly AI allowance in Canva.

Background Remover For headshots and logos that clash with your design.

A headshot with an office wall behind it looks pasted on. A logo with a white box around it looks worse. One click removes the background so it sits cleanly on anything.

Posts that run without you

Bulk Create One design plus one list makes a quarter of posts.

Social media rewards showing up every week, not showing up perfectly. Pick one kind of post you can repeat, like a funny quote every Tuesday. Ask any AI tool for a list of them. Canva drops each line into your design and builds all the posts at once.

Give yourself one hour for three months of posts. Then get on with your day.

Then do it again for page two on the next date. If you send all ten pages at once, they go out as one post.

  • You need an Instagram Business account that is connected to a Facebook Page. A personal or Creator account will not work.
  • Do this on a computer, not your phone.
  • Canva can schedule single picture or video posts. It cannot schedule Reels, Stories or swipe-through posts.

A smart tip from the room: set a phone reminder ten minutes before each post goes out. A joke scheduled weeks ago can land on a terrible news day. A quick look lets you pull it.

Swipe-through posts that get swiped Three to five slides is the sweet spot.

People swipe through these even when they do not mean to. It is human nature to see what is behind the dots.

  • Three to five slides works best. The exception is a question on one slide and the answer on the next.
  • For a listing, show the best few photos and say where to see the rest. Twenty photos of one house makes people leave.
  • Always end with a next step.
  • A series idea from a past student: once a week, "what the headlines said" and "what is actually true" about the market. He builds a few months of them in half a day.

Video without the fuss

Start from a video template Swap in your photos. Leave the timing alone.

Building a video from a blank page is where people get stuck. Search the Canva home page for "Instagram Reel" or "open house" and start from a template. The words, the timing and the music are already lined up.

  • The strip along the bottom is the timeline. Each block is one photo or clip. Drag the end of a block to make it shorter or longer.
  • Pick music with no singing, so it does not fight your words.

Ten-second videos anyone can make Show one cool thing. Then stop.
  • On your next tour, film one feature you love. Plugs in the floor. A fireplace that doubles as a smoker. No address, no price. If people want to know, they will ask, and now you are talking.
  • Once a month, string together the best backyards or kitchens you saw.
  • Pick one thing and own it. One local agent films only home gyms, and people now think of her whenever they think about moving.
  • To get comfortable, record two short videos of yourself a day. You do not have to post them. No ring light needed.

Set a timer The most important habit from the whole class.

No design is ever perfect, and Canva will happily eat three hours of your day while you try. Time yourself once and you will be shocked. Most of those hours go into designs that never get posted.

Give a new tool twenty minutes of clicking around. Give a post a set amount of time. When the timer rings, publish it or drop it. Something out the door beats something perfect in your drafts.

AI presenters that talk for you Interesting, and easy to get wrong.

Tools like HeyGen, Descript and the D-ID AI Avatars app inside Canva can turn a photo and a script into a talking presenter. It can be useful for a quick listing introduction.

It is also many people's first impression of you. A stiff or odd-looking one costs you trust. Try the free version on one small job first. Pay for it only after it has earned its keep.

Turn the file into posts with Bulk Create

Do this on a computer. Bulk Create is part of paid Canva plans. The short version is below; the full guide has a picture of every screen.

  1. Any Instagram post design works. Keep it simple: one text box where the quote goes, plus your name or logo. Prompt 6 has Canva make one for you.

    Pick one and stop looking. The point is to look the same every week, so people know it is you before they read a word.

  3. Choose Upload data and pick the file you downloaded.

    If you made your own list, open it first and check the top. The column names have to be in the very first row, with nothing above them. This is what tripped up the demo in class.

  4. Where to clickClick the text box in your design › Connect data › Quote

    You are telling Canva: "put each line from the Quote column right here." There is also an Auto-match fields button that tries to do this for you.

  5. Click Continue, then create the designs. Ten quotes become ten pages, each one a finished post. A list can have up to 300 lines.

  6. A long quote may run off the edge. Make the text a little smaller on that page and move on. Give this five minutes, not fifty.
