What you need

  • A buyer guide or seller guide you like. Your own, a brokerage template, or one from Canva's templates.
  • The names of the neighborhoods you farm, and one or two true things about each one.
  • A way to send a text with a link. Your phone works. Your CRM works better, because it keeps the number.

The steps

  1. Open the buyer or seller guide you like best. If you do not have one, search the Canva home page for "seller guide" and pick a template, then put it in your colors with the Brand tab.

    Get this one right once. Every neighborhood version will be a copy of it.

  2. Never edit the original. Make a copy and name it after the neighborhood, so you can find it later.

    Name the copy "Seller Guide, Marys Creek".

  3. With the copy open, open the Canva AI panel and paste prompt 7 with the neighborhood name filled in. Add one or two true things you want in there: the school, the park, the typical lot size. Canva rewrites the guide around that neighborhood.

    Read every fact it adds. If you cannot confirm it, take it out. Your name is on this.

  4. Click Share at the top right. Set it so anyone with the link can view, not edit, and copy the link. That link opens on any phone with no download.

  5. On your website, your postcard, your open house sign-in, your social posts: "Want my free seller guide for Marys Creek? Text me and I will send it over," or a form that asks for a phone number and sends the link by text.

    • A texted link needs a working number. A download does not. That is the whole point.
    • Other agents will not give you their number to see your guide. Curious neighbors will.
    • Send it from your CRM if it can text, so the number is saved and the follow-up starts on its own.

  6. Copy the original again, new name, new prompt. Fifteen minutes each. Do the neighborhoods you mail to first.

    When the market changes, fix the original and redo the copies. Do not try to keep ten versions in sync by hand.

Watch out for

  1. Let people look before you ask.

    If your website has a home search, let them search first. Ask for their number when they ask you for something, like this guide. Ask too early and they leave for Zillow, where another agent is waiting.

  2. Check every fact the AI adds.

    It will happily invent a school rating or a year built. Keep what you can confirm, delete the rest.

  3. Keep it about the place, not the people.

    Describe the neighborhood, the homes and the amenities. Never who lives there or who it is "perfect for". That keeps you inside fair housing rules.

  4. Update the original, then re-copy.

    Ten hand-edited versions drift apart within a month.
